Why perform an energy assessment at you building or facility

A.

Buildings over time lose their original design settings and efficiency due to several factors that include change in occupancy, tenant use and or equipment misuse and or loss of capacity. Optimal Building can identify various no cost to low-cost options with improving your buildings efficiency saving operating costs, reducing precious energy resources as well as making each building healthier in the process.

When should an energy assessment or audit be performed?

A.

Traditionally, more comprehensive energy assessments should be performed every five (5) years depending upon the operation and or any changes within the building operation. Several buildings and operations decide to have a lower-level assessment performed every 2-3 years so that “operational creep” is limited and or reduced to maintain high performance operations.

What exactly is a “High Performance Building Operation (HPBO)?

A.

High Performance Building Operations are buildings, facilities or a set of buildings that operate within the top range of energy performance along with other attributes of energy efficiency and sustainability within a Building Operation. These buildings are more productive for occupants, operate more healthier and use less energy among some benefits. As defined by the United States Energy Independence and Security Act 2007, a high-performance building is: “A building that integrates and optimizes on a lifecycle basis all major high-performance attributes, including energy [and water] conservation, environment, safety, security, durability, accessibility, cost-benefit, productivity, sustainability, functionality, and operational considerations (Energy Independence and Security Act 2007 401 PL 110-140). Optimal Building will exercise the necessary expertise with identifying and providing recommendations addressing several of these attributes.

Are there any buildings that are too small to assess?

A.

No, we have assessed buildings as small as 23,000 sf of space with being able to recommend savings paying for the audit cost within a few months. “ALL” assessments have resulted in identified savings that regularly pay for the cost of the recommendations and assessment with 12-months and in many cases, under 6-months. In addition to the cost savings and energy reductions being delivered, the indoor air quality and health improvements along with the ESG benefits can and have transformed several inefficient buildings into more efficient, high performing buildings. Several new energy efficiency regulations mandates that buildings above 20,000 sf be benchmarked, assessed and or audited every five years.
